When the Trane XL824 displays "Equipment Operating" but the system only blows room-temperature air, you are witnessing a "command-execution gap." In this state, the thermostat has successfully sent the digital request for heating or cooling over the communicating bus, and the system believes the request is being processed. However, the physical components—the compressor in the outdoor unit or the heat exchanger/igniter in the furnace—have failed to engage. This is typically caused by a safety lockout or a component failure at the equipment level. Because the XL824 is a communicating thermostat, it doesn't just flip a switch; it engages in a handshake with the indoor control board. If the board detects a critical fault (such as a tripped high-pressure switch or a failed flame sensor), it will ignore the "start" command to prevent equipment damage, but the thermostat may still show the system as "operating" because the communication link itself is still active. You can confirm this by checking if the indoor blower fan is running while the outdoor condenser fan remains stationary or the furnace burners fail to ignite.
How to Fix It
To resolve this, you must identify the specific fault code being generated by the indoor unit's integrated furnace control (IFC) board.
- Shut off power to your HVAC system at the breaker panel to ensure safety.
- Locate the indoor air handler or furnace cabinet and remove the upper blower door panel.
- Locate the Trane control board. Look for a small LED indicator light (usually red or amber) near the center of the board.
- Restore power to the system and set the XL824 to "Cool" or "Heat" to trigger the "Equipment Operating" status.
- Observe the LED flash pattern. Count the number of flashes in a sequence before a short pause. For example, 3 flashes followed by a pause indicates a specific fault (e.g., a pressure switch failure).
- If the light is flashing, clear the fault by cycling the power off for 30 seconds and then back on.
- If the system starts, check your air filter. A heavily clogged filter often triggers a high-limit switch that shuts down the heat/cool cycle while leaving the blower running to prevent the coil from freezing or the heat exchanger from overheating.
- Replace the filter with a fresh MERV 8 or 11 filter and restart the system.
If That Didn't Work
- Check the Outdoor Disconnect: If you are calling for cooling, go to the outdoor condenser unit. Ensure the pull-out disconnect switch in the grey box on the wall is fully seated. If a fuse has blown in the disconnect, the indoor unit will think it's cooling (blower runs), but the outdoor compressor will never kick on, resulting in room-temperature air.
- Inspect the Condensate Overflow Switch: Locate the PVC drain line coming off your evaporator coil. If you have a float switch (a small plastic device wired into the drain line), check if the pan is full of water. If the switch is triggered due to a clog, it will kill power to the compressor/heat source while allowing the thermostat to remain powered and the blower to run. Vacuum out the drain line using a wet/dry vac from the exterior exit point.
- Verify the Contactor: With the system calling for cool, carefully remove the outdoor unit's service panel. If you hear a humming sound but the fan isn't spinning, the contactor may be pitted or burnt. Use a multimeter to check for 240V across the load side of the contactor. If voltage is present but the motor isn't turning, you likely have a failed dual-run capacitor (usually 35uF to 70uF).
- Reset the Communication Bus: Power down both the indoor and outdoor units at the breaker for a full 10 minutes. This clears the volatile memory on the communicating boards and forces the XL824 to re-establish a fresh handshake with the equipment.

- Never bypass the high-limit or pressure switches to "force" the system to run; this can lead to a cracked heat exchanger or a destroyed compressor.
- The XL824 is highly sensitive to voltage fluctuations; if you see frequent "Equipment Operating" glitches, consider installing a surge protector at the outdoor disconnect.
- Always ensure the blower door panel is screwed tight; most Trane units have a safety kill-switch on the door that prevents the system from operating if the panel is loose.
- Check your outdoor coil for debris or cottonwood buildup every spring; a dirty coil can cause the system to trip on high pressure, leading to this exact "room temp air" symptom.
